The wedding approaches

It's 7 weeks till June 17th. This is the day of Amanda and my wedding.

7 weeks.
49 days.
1176 hours.
70560 minutes.

Yes, it may seem like a lot of time right now, but it really isn't. If anything, these next few weeks are going to fly by so quick that it will feel like I've blinked and then boom ... there I'll be standing in front of our families and God to be wed as man and wife.

After we're married, Amanda and I have decided that we want to purchase a house. This is actually somthing that I've been wanting to do for quite some time now, but have held off on until we had some stability in our lives. But, since we're going to be married, the government opens new opportunities that will help us with our purchase. There are tax breaks and first time home buyer incentives ... etc etc.

We actually went driving around the east end of Louisville today to see what kind of homes were available and the prices that they're selling at. We've discovered that we're not going to be able to afford a nice big house, but we're not going to be limited to a small, cramped place either. I'm estimating that our first place will be around $140K, which suits me just fine. I can easily see myself living in a place that has 3 bedrooms and 2 baths for some time before we need to look into something bigger. By that time, we will have built up some equity in our existing home that will allow us to move up to another larger (and hopefully nicer) home.

Heck, we're even thinking about having a house built instead of purchasing a home that is already built and has existing wear and tear. I personally like the idea of having all new walls, windows, roof, appliances, etc. At this point, it's all just a lot of research. We'll eventually make a decision and move forward from that point.

The hardest thing to do at this point is coming up with the down payment on the home. At either 3 or 5%, it's a lot of money to come up with ... but ultimately I would rather go without for a few months and have a house than to continue paying rent money that I will never see again.

A home is a huge purchase, and its hard to fall somewhere between "in my budget" and "meets our needs," but if you look long enough, I'm sure you'll find exactly what you want.

I, personally, plan to build. I see no point in buying a house, and moving from place to place as the need arises. I would rather build one place, like I want, and be done with it. Eternal happiness.
Except for the house payment.

But, as an added incentive, I already have the land picked out, and because my grandparents own it, I doubt obtaining it will be too much of a hassle. The say a number when it's time to sell, I pay the asking price. Doesn't get any easier than that.

FINALLY! LOL.

I am repeating a piece of advice I got from a friend. NEVER build your first house. If you buy a house (or two), you will figure out what you like and especially DON'T like about it and can then incorporate it in the house you build.

I truly believe this.
